The 2,118-square-foot building at the corner of Santa Fe Drive and 3rd Avenue exchanged hands for $1,325,000. Represented by Pat Henry and myself of Henry Group Real Estate, the Seller bid farewell to a cherished piece of Denver's culinary landscape. Mike Lindemann of CM Commercial Partners helped facilitate the transaction, representing the Buyer.

While no market is immune to rising interest rates, supply chain difficulties, increasingly high construction costs, or labor shortages, it’s clear that people will continue to come to Colorado to spend money either as visitors or as new residents. Suppose my opening sentiment holds true and people come for the winter and stay for the summer. In that case, the months ahead have exciting opportunities for property transactions despite an inevitable market adjustment or recession.

Colorado is a unique state in that we do not have chain liquor stores in the way you see them in California and other states. Coloradans also know that almost every grocery store has a separate liquor store in the parking lot. As of 2021, Colorado had 1,592 licensed retail liquor stores. Clearly, this is a very important segment of small business in our state and it needs to be protected.

When I committed to making the transition, I looked back to all of my past life experiences. I have a degree in interior design with a specialization in restaurant design. I have worked in restaurants and I understand both function, aesthetics, and finances. I’ve called on hundreds of retail stores and I know how they operate. I know what works and what doesn’t for a multitude of business types.
